- Do you do manage property and perform general brokerage services?
If a company does property management as a way to get or keep real estate clients, they are doing it as a “courtesy” and rarely have the experience, education or dedication to do the job properly. When the going gets rough with your property, when the market gets hot, when your financial statements don't make sense, chances are they will be too busy to return your calls. Instead of providing property management as a courtesy for our clients, Land Park Realty performs general brokerage services as a courtesy for our management clients. Property management is what we do.
- How long have you worked as a Property Manager?
Land Park Management was started by Michael C. Black as a small property management and real estate company servicing personal investments and those of a few investor clients and asset managers. Michael C. Black, Broker-Owner of Land Park Realty Property Management, completed formal education in Economics from San Jose State University, San Jose, California. Mike began professional real estate career in the 1980’s in San Jose as an agent working for Red Carpet Realty, Colwell Banker, and Re-Max in the Bay area . He has held a general estate appraiser license since the 1990’s. He began with property management services in late 1994 for clients whose estate portfolios included single family and/or small multi-family residential rental properties? A Real Estate Brokers license in 2005 allowed the formal establishment of Land Park Realty Property Management on 1 Jan 07. Professional memberships include the Sacramento Association of Realtors (SAR-CAR-NAR). He join IREM in 2008 and is current a CPM CandidateLand Park Realty and Management looks to carry Land Park Realty well into the 21st century.
- What should I look for in a Property Manager?
Look for experience in important areas such as maintenance, leasing, collections, marketing, advertising, tenant relations, financial analysis, and knowledge of relevant local , rental laws, and state and federal laws such as fair housing and ADA. Membership in a professional organization such as IREM.
Our property management firm is accredited and members of management hold professional certifications which set us apart from other firms . Specialized designations such as Certified Shopping Center Manager (CSM) or Certified Property Manager (CPM) set firms apart. Firms whose employees hold related designations of expertise are likely to have a broader, deeper understanding of the many aspects of managing investment real estate. Our property management company has knowledgeable about accounting, architecture, construction, leasing, sales, law, appraisal, marketing and maintenance. - Do you need a license to professionally manage property?
To professionally manage property for the general public in the state of California, a business must have a valid Real Estate Brokers License 01061008 issued by the California Department of Real Estate.
- How does Land Park Realty Management charge for their service?
Land Park Realty charges a percentage of the gross monthly income for resential property based on the number of individual units will manage on your behalf. Basing a management fee on the gross income of a building is a great incentive to fill your vacancies and with quality, long-term tenants. After all, if you're not getting paid, neither should we.
Property management fees are directly proportional to the quality and quantity of services provided. Management fees generally are based upon a percentage of revenues collected, though they vary in different parts of the country for different types of properties and are strictly negotiable between the parties as is Renewal Fee’s
- Will I need a Property Management Agreement?
Regardless of the type of property, a written agreement between the owner of the property and the manager is very important because it outlines expectations and responsibilities for both the owner and the property manager.
- What if a tenant needs evicting?
Even though we will do everything possible to avoid problem tenants, if an eviction is necessary, we can help you deal with the whole process, from serving the required eviction notices, to filing court documents, making court appearances, and working with the local sheriff.
- What types of properties does Ramona Property Managers, Inc. manage?
We manage includes single family residential, multi-family residential under 16 units, multi-family residential over 16 units, commercial, office, and light industrial in our current portfolio.

- Can Land Park Management help me find and keep good tenants?
Typically bad tenants will target owner-managed rentals because they can't pass the scrutiny of a formal application process. They know that a property for rent by owner is often under market value there is a lighter examination of their financial situation. Because bad tenants can't be evicted without notice and an eviction can take months and cost you money, Ramona Property Managers, Inc. checks references, credit history, history of rental payment, and make every effort to avoid potential bad tenants and associated eviction problems and costs.
- Will Land Park Management show my property?
Yes. While some management services charge a separate fee for renting or showing a property, Ramona Property Managers, Inc. includes this service as part of our fee.
- Will LP Management help me with the financial and administrative details of ownership?
Yes. Generally, property managers will handle the financial operations of the property, ensuring that rent is collected and that mortgages, taxes, insurance premiums, payroll, and maintenance bills are paid on time.Our property managers performs these services at no extra cost. We will supervise the preparation of financial statements and report to the owners on the status of the property, occupancy rates, profit and loss statement, and other matters on a monthly basis.
- Will The property manager help me with maintenance of my investment property?
Yes. Property Managers will negotiate for janitorial, security, landscaping, trash removal, maintenance, and other services as needed. We will monitor and supervise the performance of service providers and resolve complaints from residents and tenants when services are not properly provided. Ramona Property Managers will also make arrangements with specialists for repairs that cannot be handled by regular property maintenance staff.
- Can I get references?
